Buying and selling a home in the Sacramento region, answered

These are the questions that come up in almost every first conversation with buyers and sellers in El Dorado Hills, Folsom, Granite Bay, and across Greater Sacramento. This list keeps growing, and many new answers start as a question someone emailed me.

For sellers

How much is my home worth?

It depends on what has sold near you in the last few months, what you'll be competing with right now, and how your home shows. Online estimates are a starting point, but they can't walk through your kitchen. I'll pull recent comparable sales for your neighborhood and walk you through a pricing strategy built on real numbers. When is the best time to sell my home?

Spring tends to bring more buyers out across the Sacramento region, but the best time to sell is the one that fits your next chapter. Inventory, interest rates, and what's happening on your street matter more than the calendar. A well-prepared, correctly priced home sells in any season.

Should I stage my home before selling?

In most cases, yes. Buyers decide how they feel about a home within the first few listing photos, and staging shows them how each room actually lives. It rarely means a full makeover. What does it cost to sell a home in California?

Plan for agent commission (which is always negotiable), escrow and title fees, county and any city transfer taxes, prorated property taxes, and any repairs or credits you agree to with the buyer. The exact figure depends on your price and your city. Before you list, I'll prepare an estimated net sheet so you know what you'll walk away with.

For buyers

How much house can I afford?

Your comfortable price comes from your income, monthly debts, down payment, and today's interest rates, and it's often lower than what a lender will approve. My financial calculators give you a starting range, and a conversation with a lender gives you a clear number. I'm glad to connect you with trusted local lenders.

How much do I need for a down payment?

Often less than people expect. Twenty percent isn't required. Many conventional loans start at 3% down, FHA loans at 3.5%, and VA loans can require nothing down for eligible buyers. Putting 20% down on a conventional loan does let you avoid private mortgage insurance. Closing costs are separate, so plan for those too. Your lender will confirm what fits your situation.

Do I need to be pre-approved before looking at homes?

Yes, and it's worth doing first. A pre-approval tells you your real price range and shows sellers you're ready to move. When there are multiple offers on a home, one without a pre-approval is often set aside.

Is now a good time to buy a home?

The right time to buy is when it makes sense for your life and your budget, not when the headlines say so. Timing rates and prices perfectly rarely works out. What matters is finding a home you'll love for years, at a payment you're comfortable with. I'll give you an honest read on what the market is doing in the neighborhoods you're considering, from El Dorado Hills to Folsom and Granite Bay.

Who pays the buyer's agent?

Since 2024, buyers sign a written agreement with their agent before touring homes, and that agreement spells out how the agent is paid. Compensation is negotiable. In many transactions the seller still offers to cover it, and it can also be negotiated as part of your offer. I'll walk you through every line of that agreement before you sign, so there are no surprises.

Should I buy first or sell first?

It depends on your finances, your timeline, and how much uncertainty you're comfortable with. Selling first gives you a clear budget. Buying first means you only move once. There are options in between, too, like contingent offers, rent-backs, and bridge financing. I've coordinated plenty of buy-and-sell moves at the same time, and we'll map out the order that protects you best.
